Realty Resources Management is seeking an Occupancy Specialist to support affordable housing communities by guiding applicants and residents through the leasing, certification, and occupancy process. This position plays a critical role in helping individuals and families access safe, quality housing while ensuring compliance with affordable housing program requirements.

What You’ll Do
- Guide prospective residents through the affordable housing application process.
- Interview applicants and determine eligibility for housing assistance programs.
- Verify income, assets, expenses, and other eligibility requirements.
- Calculate rents, utility allowances, security deposits, and subsidy amounts.
- Prepare lease packages, move-in documentation, and related agreements.
- Coordinate applicant intake, interviews, application processing, and move-ins.
- Maintain waiting lists, applicant correspondence, and resident records.
- Process annual recertifications, interim certifications, and voucher-related changes.
- Communicate regularly with applicants, residents, housing authorities, and partner agencies.
- Ensure compliance with Rural Development, HUD, LIHTC, and other affordable housing program requirements.
- Maintain confidentiality of resident and applicant information.
- Provide exceptional customer service while supporting residents and community partners.
- Complete required training and assist with special projects as assigned.
What We’re Looking For
- Previous experience in affordable housing, property management, leasing, administration, customer service, social services, or a related field preferred.
- High school diploma required; college degree preferred.
- Strong organizational skills and attention to detail.
- Excellent communication and customer service skills.
- Ability to work professionally with diverse populations.
- Strong problem-solving and time management abilities.
- Proficiency with Microsoft Office applications.
- Ability to learn and apply HUD, Rural Development, LIHTC, and other housing program regulations.
- Ability to work independently while contributing to a team environment.
- Commitment to confidentiality, accuracy, and professionalism.

Physical Requirements
Ability to sit for extended periods of time, lift up to 40 pounds, and occasionally bend, kneel, reach, squat, and climb.
