Salary: $60,000 – $72,000 per year, depending on experience

ROOST Real Estate Co. is looking for a licensed real estate professional to serve as an Owner Advisor for residential real estate investors in the Springfield and Dayton markets.

This is a full-time position based out of our Springfield office at 1636 N. Yellow Springs St., Springfield, OH 45504.

This is not a traditional property manager job. It is a client-facing advisory and leadership role for someone who enjoys building relationships, solving problems, communicating clearly, and helping real estate investors make better decisions.

The Owner Advisor is the primary point of contact for a portfolio of property owners. Your job is to make sure each owner feels known, supported, informed, and confident in ROOST’s management of their investment properties.

You will not be working alone or operating in a vacuum. You will work closely with our Leasing, Repairs & Maintenance, Accounting, and Central Services teams to make sure owners receive clear communication and that property-level issues keep moving forward. In the local market, the Property Manager and Tenant Relations Assistant report to the Owner Advisor for owner-service priorities, local follow-through, and day-to-day accountability.

This role is ideal for someone who has an active Ohio real estate license, understands residential real estate, communicates well under pressure, and wants to build long-term relationships with real estate investors.

What You’ll Do

Owner Relationships & Communication

You will serve as the primary advisor for a portfolio of residential real estate investors.

Your responsibilities will include:

  • Building long-term relationships with property owners based on trust, transparency, and communication
  • Providing regular updates on property performance, leasing activity, maintenance issues, and market conditions
  • Responding to owner questions and concerns promptly and professionally
  • Helping owners understand what is happening at their properties and why
  • Making sure every owner feels supported, informed, and confident in ROOST’s management
  • Communicating in a way that reduces confusion, builds trust, and helps owners make good decisions

Portfolio Advisory

You will help owners make smart decisions about their rental properties.

This includes:

  • Conducting Owner Portfolio Reviews using ROOST’s internal owner and property data
  • Helping owners evaluate rent levels, property performance, repair needs, and improvement opportunities
  • Recommending rent adjustments, upgrades, or operational changes that improve long-term property value
  • Providing context around maintenance decisions, turnover costs, leasing strategy, and market trends
  • Helping owners think like investors, not just landlords
  • Identifying opportunities to improve owner satisfaction, retention, and long-term profitability

Team Coordination & Local Accountability

The Owner Advisor is responsible for making sure the owner experience comes together across departments.

You will:

  • Work directly with Leasing, Repairs & Maintenance, Accounting, and Central Services
  • Coordinate with the local Property Manager and Tenant Relations Assistant on owner-service priorities
  • Provide direction and accountability for local follow-through
  • Make sure follow-up happens and nothing important falls through the cracks
  • Step in when issues are escalated or require judgment
  • Keep communication clear between owners, tenants, vendors, and the ROOST team
  • Help the team stay focused on solving problems quickly and professionally

Owner Experience Leadership

You will help protect and improve ROOST’s reputation for high-touch, relationship-driven service.

This includes:

  • Maintaining ROOST’s standard for responsive, professional owner communication
  • Participating in regular team meetings to review client feedback and operational performance
  • Helping create a better experience for both owners and team members
  • Supporting ROOST’s Boutique @ Scale approach to property management
  • Looking for ways to improve systems, communication, and service over time

What This Role Is Not

This is not a task-based property management job where you personally handle every repair, showing, tenant issue, or accounting detail.

The Owner Advisor does not personally handle the routine day-to-day tasks of:

  • Scheduling every repair
  • Coordinating every vendor
  • Conducting leasing showings
  • Processing tenant applications
  • Collecting rent
  • Making accounting entries

Those responsibilities are handled by specialized ROOST teams.

However, the Owner Advisor is responsible for making sure the owner is informed, the work is moving forward, and the right people are accountable.

You should be comfortable talking with property owners, asking good questions, solving problems, and staying calm during difficult conversations.

Qualifications include:

  • Active Ohio real estate license required
  • Residential real estate or property management experience preferred
  • Excellent written and verbal communication skills
  • Strong organizational and follow-up skills
  • Ability to lead through coordination, communication, and accountability
  • Comfort discussing rent strategy, property performance, maintenance decisions, and investment goals
  • Ability to remain calm, professional, and clear during stressful conversations

  • Willingness to work from the Springfield office and support the Springfield and Dayton markets

Compensation & Benefits

Salary range: $60,000 – $72,000 per year, depending on experience.
